What Is A Home Inspection?


A home inspection is an objective visual examination of the physical and systems in a home, from the foundation to the roof. The standard Home Inspector’s report is not intended to be an engineering report or to be technically exhausting. The main purpose is to identify major deficiencies or items which, in the opinion of the Inspector, you need to be aware of for health and safety reasons and to enable you to make informed decisions. The standard inspection report includes a review of the condition of the home’s heating system, central air conditioning system, interior plumbing and electrical systems, roof, attic, visible insulation, ceilings, floors, windows, doors, the foundation, basement and overall visible structure. Buying A Home?

A professional home inspection is paramount when considering purchasing a home. Being made aware of any deficiencies, needed repairs and/or potential hazards will allow you to make an informed decision and/or to negotiate the price of the home more effectively and realistically. No one wants to buy what appeared to be the home of their dreams only to find out after the deal has closed that there are problems that could have been brought to light through an inspection prior to the purchase.

For those intending to sell their home, a professional home inspection can be extremely helpful. The inspection report provide the sellers with a good idea of what item’s the buyer’s inspection will reveal, giving you the opportunity to make any necessary repairs ahead of time helping to ensure you receive the best possible price for your home. Further, if you choose not to make any repairs, you can provide the buyer with the Inspection Report and sell “as is”. The standard inspection report will include:


  • A full detailed computer generated report including digital photos. The report covers an evaluation of the visible areas of the following systems:HVAC system, plumbing and electrical systems,roof, flashings, attic, insulation, ceilings, floors, windows and doors,foundation, basement, slab, exterior cladding, grounds and much more.   
  • Our contract
  • A copy of the Arizona Standards of Practice
  • A glossary of home inspection terms
  • Comments on the condition of carpeting, tile, walls, ceilings, cabinets, appliances etc.
  • We date all appliances and comment on there condition

All of this is neatly organized and emailed to you generally the same day. All digital photos are sent via Goggle Photos.
